The general criteria GRI uses when seeking potential acquisitions are as follows:

  • $10 million to $30 million per asset.
  • Value-add, multi-tenant shopping centers with upside potential, multiple parcels and outlots.
  • Vibrant mix of strong tenants in various industries including home improvement, essential-based retailers, off-price retailers
    • Tenant leases with rent escalations are preferred.
  • Grocery-anchored shopping centers are preferred in MSAs with higher average household incomes.
    • Centers that include Kroger and other Kroger-owned brands, Publix, Weis Markets, Aldi, HEB, Wegmans, Harris Teeter, Hy-Vee, Sprouts and Fresh Market.

We research and review a project’s trade area to determine how to best re-position, redevelop and lease existing assets to achieve their full income potential. GRI is able to respond quickly and effectively to our client’s needs. Operating costs are always carefully weighed against the long-term goal of preserving and protecting the real estate assets. GRI manages the physical operations of our clients’ properties in addition to handling all aspects of operational requirements which include leasing, marketing, financing and property management.
