We are expanding our services. We will work closely with secured creditors to manage financial obligations and to recover outstanding loan payments. We have a thorough understanding of the role we play in helping to stabilize asset value, preventing further physical and financial degradation. It is an important role to manage financial obligations and ensure secured creditor interests are protected.

We have advanced reporting and software systems, and we keep lenders and other parties timely informed that the asset is being managed effectively & efficiently. Creating value for the benefit of everyone associated with the asset is a top priority.

WHAT IS RECEIVERSHIP

There are many reasons why a commercial property, secured by a loan, would be forced into foreclosure. Poor economic conditions and bad management are probably the two largest drivers. Rather than resorting to costly foreclosure proceedings, some commercial real estate lenders consider commercial real estate receivership as a preferable alternative.

A receivership is a legal process where a court appoints the receiver to manage and control a company’s
assets, with the primary goal of protecting the interests of creditors and stakeholders. This remedy is often employed for troubled companies or properties facing financial difficulties, insolvency, and/or bankruptcy.

During a receivership, GRI would take control of the company’s assets, overseeing its operations, tenant discussion matters, and work diligently to maximize the value of the asset(s) for the benefit of creditors and stakeholders. By doing so, the receivership aims to stabilize the property and prevent further financial deterioration.

This may involve restructuring debt, negotiating with creditors, and selling off components of the assets to pay down debt. This can be complex and time consuming. With GRI managing the process, it can lead to more stability and financially sound outcomes for the troubled property / company.
